Manhattan Pet Adoption Center — East Harlem, NYC

We are proud to have served as the general contractor for the renovation of the Manhattan Pet Adoption Center at 323 East 109th Street — a transformative project delivered for the NYC Department of Design and Construction (DDC) on behalf of Animal Care Centers of NYC (ACC). What was once a 2,500 sq ft underutilized 1930s garage has been reimagined into a vibrant, modern facility that connects dogs, cats, and other companion animals with loving families and the surrounding community.

This comprehensive gut renovation introduced all‑new interior finishes and state‑of‑the‑art building systems — including electrical, plumbing, and a high‑efficiency HVAC system designed to maintain comfortable conditions year‑round for animals, staff, and visitors. The original structure was strengthened and thoughtfully upgraded with new roofing, skylights, and a concrete slab with enhanced drainage to meet the demanding operational needs of a 24/7 animal care environment. Large new glazing installed in the former garage door openings brings daylight deep into the interior, creating an inviting, open space for meet‑and‑greet interactions and adoptions.

Designed by local architecture firm Studio Joseph, the project celebrates adaptive reuse and neighborhood context while introducing a joyful new presence to the East Harlem streetscape. A colorful rainscreen façade composed of vertically oriented fins creates a dynamic lenticular effect that preserves the original masonry while visually engaging pedestrians. Inside, purposeful design elements support animal welfare and visitor comfort — from sanitary kennels and multi‑level cat condos to daylight‑filtered meet‑and‑greet rooms and a communal family space that replaces the traditional front desk.

Since opening in Fall 2024, the facility has already contributed to a significant increase in adoptions and reduced stay times for shelter animals, underscoring the impact of thoughtful design and high‑quality construction on community services.
